About TenancyVaults
Built by a landlord who’s been through a deposit dispute.
TenancyVaults is run by a landlord in England. It does one job: getting a landlord’s side of a TDS, DPS or mydeposits dispute onto paper the way an adjudicator reads it.
Why does TenancyVaults exist?
We built TenancyVaults after going through a deposit dispute as a landlord. The difficult part was getting the evidence into a shape the adjudicator could follow, in the time the scheme gives.
The inventory, the photos and the invoices each tell part of the story. An adjudicator needs them put together, one deduction at a time, with the right evidence beside each one.
TenancyVaults does that part. It reads the scheme’s notification, sorts your evidence, sets check-in beside check-out and builds a deposit dispute pack you check and submit yourself.
What do we make?
- Deposit dispute packs, for a dispute that has already started. They’re free to start, and £49 for the finished pack.
- The Evidence Locker, which records each tenancy as it happens, from a guided check-in on your phone.
- Two free tools, the deadline calculator and the deposit deduction calculator.
- Guides to TDS, DPS and mydeposits disputes, each checked against the schemes’ own sources.

How do we keep the guides accurate?
Every guide and post is written from the schemes’ own rules and guidance, cites its sources, and shows the date it was last checked. Scheme facts, such as deadlines and file limits, come from one checked set of rules. The guides, the calculators and the pack all read from it, so they can’t disagree.
Schemes change their rules from time to time. If you spot something out of date, email help@tenancyvaults.co.uk and we’ll check it.
How we work.
We prepare evidence
We never predict results or give legal advice. The adjudicator decides each case on what both sides send.
You stay in charge
You read every word, change what you like, and submit the pack to your scheme yourself.
Fair to your tenant
The pack sets out facts and evidence for an impartial adjudicator. It’s written to read fairly, whoever reads it.
Your evidence, kept safe
Your original files are never changed, and they’re stored in the UK. You can delete a case whenever you like.
One clear price
It’s free to start, and £49 for the finished pack, once per case, with a full refund until the pack is built.
