Our values

What we stand by, and how you can check it.

Seven commitments shape how TenancyVaults works. Under each one is what it means in practice, so you can hold us to it.

We prepare evidence. The scheme decides.

A deposit dispute is decided by the scheme’s adjudicator, on paper, from what both sides send. Our job is to get your side into the shape they read. We never say what you’ll be awarded, and we don’t give a view on the law.

  • Each deduction’s evidence strength is shown as strong, moderate or weak, with what would make it stronger.
  • Every point in your statement is tied to the evidence behind it, so the adjudicator can check it.

You stay in charge.

We build the deposit dispute pack. You decide what goes in it, and you submit it to your scheme yourself.

  • You can change any word of the statement, and leave out any deduction.
  • Nothing goes to your scheme or your tenant unless you send it.

Fair to your tenant.

Your tenant isn’t an opponent, and the adjudicator is impartial. The pack sets out facts and evidence in even terms, so it reads fairly to whoever reads it.

  • Where an item has aged, we suggest the amount after reducing for age, from the schemes’ own figures for how long things last.
  • In the Evidence Locker, your tenant can sign the check-in report or comment on it. Any disagreement comes up at the start of the tenancy, not the end.

Your evidence stays yours.

Your files are the record of the tenancy, and we look after them that way.

  • Your original files are never changed. The resized copies of your photos carry no location data.
  • Your files are stored in the UK.
  • The AI that reads your evidence never sees your email address or payment details.
  • Analytics stay off until you agree to them.
  • You can delete a case, or your account, whenever you like.

Facts you can check.

Scheme deadlines and rules decide what you can do, and when. We take them from the schemes’ own published sources, and we show where each one came from.

  • Every scheme rule we use is kept with its source and the date it was last checked.
  • Every guide shows when it was last checked and cites its sources.
  • The guides, both calculators and the pack read the same set of rules, so they can’t disagree.

One clear price.

  • A deposit dispute pack is free to start, and £49 for the finished pack, once per case.
  • You see the preview, with how each deduction stands, before you pay.
  • Until the pack is built, email us and we’ll refund you in full.
  • Every price, for packs and the Evidence Locker, is on the pricing page.

Supporting people out of homelessness.

We want to help end homelessness, and TenancyVaults works where tenancies end: in England, the end of a private tenancy is the most common reason households need their council’s help to avoid becoming homeless (MHCLG, statutory homelessness, January to March 2026).

  • Each financial year, TenancyVaults gives 5% of its profit before tax to Crisis, the national charity for people experiencing homelessness (registered charity 1082947 in England and Wales, SC040094 in Scotland).
  • A year with no profit means no donation. Your price is the same either way.
  • Each year’s amount, and the date it was paid, is on our charity pledge page.

What if we fall short?

Tell us. Email help@tenancyvaults.co.uk and say which of these we missed, and where. For a case, include the property’s address so we can find it.

Get your evidence in order before the deadline.

Start a case in about two minutes. Upload what you have, see how each deduction stands, and pay only when you want the finished pack.
